The brief

A collection of eleven warehouses in Adelaide’s western suburbs, split across Torrens title and community title, serving buyers who want both storage and lifestyle use. Commercial buyers do not register interest from a gallery. They want the information memorandum, and the memorandum is the lead.

What we built

Torrens title and community title are treated as two separate offers with their own ground floor site plans, because the titles carry different obligations and a buyer needs to know which they are looking at before anything else.

The information memorandum download is the conversion point. A buyer selects which IM they want, fills in their details and receives it, which turns an anonymous download into a qualified enquiry. The two selling agents are named on the page with direct numbers for buyers who would rather skip the form.

The engineering

The download is gated behind a validated form, and the selection of which memorandum they wanted travels with the enquiry so the agent knows the title type before they call. Site plans are served as processed images at several widths rather than as a PDF, so they are readable on a phone at the site. Contact numbers are real links, not typed text.
